The Las Vegas market doesn't reward sellers who follow generic listing playbooks. A house gets photographed in two hours, listed on the MLS, marketed with the same bullet-point template every other agent uses, and sits - or sells under what it could have brought.

Pricing strategy gets reduced to a comparable-sales spreadsheet. Marketing gets reduced to the MLS feed plus a Zillow boost. Negotiation gets reduced to whatever offers happen to come in.

Strategy Call (45–60 min)

We walk through your home, your timeline, your equity goals, and any constraints. I bring submarket data specific to your property. You leave with a clear sense of what your home is positioned to achieve and what it would take to get there.

Step 02

Comprehensive Market Analysis

Within 72 hours of the strategy call, you receive a documented market analysis: comparable sales closed within the last 90 days, current competing inventory, absorption rate for your specific submarket, and pricing tier recommendations with rationale. The Next Move Method requires this analysis to be complete before any list price is set.

Step 03

Listing Preparation

Photography scheduled with photographers selected for editorial quality, not volume. Listing copy drafted to position the property to its likeliest buyer pool. Staging recommendations made only when they materially affect outcomes, not as a default upsell.

Step 04

Active Marketing

MLS, syndication, plus targeted outreach to buyers' agents whose recent transactions match your property profile. Open houses scheduled when they serve the listing, not as a checkbox.

Do you handle every price range?

Yes. The Next Move Method scales by price tier. The depth of market analysis, the photography brief, the marketing reach, and the negotiation preparation all calibrate to the property and the equity at stake. The methodology is the same. The execution is bespoke.

What about properties that need significant work before listing?

We'll cover this in the strategy call. Sometimes the right move is to list as-is. Sometimes targeted improvements meaningfully raise the outcome. The Next Move Method approach: don't recommend repairs unless the data supports a return.

I'm not ready to list yet - is the strategy call still useful?

The strategy call is calibrated for sellers in any timeline - three weeks, three months, or just thinking through the decision. Most sellers benefit from doing the analysis early, even if listing is months away. There's no obligation to list after the call.
