Is Las Vegas a good place to invest in real estate?

For many investors, yes. Nevada has no state income tax, the rental base is year-round and driven by a diversified economy rather than only tourism (U.S. Bureau of Labor Statistics, Nevada DETR), and developable land is constrained by mountains and federal land. The right deal still comes down to the specific property and your strategy, which is what the analysis on this page is for.

Does Nevada tax rental income or capital gains?

No. Nevada has no state income tax and no state capital gains tax, so rental income and investment gains are not taxed at the state level (Tax Foundation, Nevada Department of Taxation). Federal tax still applies. This is a large part of why out-of-state investors move capital to Nevada.

What is a good cap rate for a Las Vegas rental?

Can I run a short-term rental (Airbnb) in Las Vegas?

It depends entirely on the jurisdiction, the HOA, and the building's CC&Rs. Short-term-rental rules differ across the City of Las Vegas, unincorporated Clark County, Henderson, and North Las Vegas, and many HOAs prohibit it outright.
