Should I use a Realtor to buy new construction, or just work with the builder's agent?

Use your own Realtor. The builder's on-site agent represents the builder, not you. Having me represent you typically costs you nothing extra, because the builder pays the buyer-agent compensation in most cases, and it means someone is negotiating incentives, reviewing the contract, and protecting you through inspections and walkthroughs.

Can you negotiate on a new construction home?

Yes, more than most buyers expect. Sticker price is rarely the final price. Builders often move on upgrades, design-center allowances, closing-cost credits, and rate buydowns even when they hold the base price to protect their comps. The specific levers depend on the builder, the community, and how many homes they need to move that quarter.

Do I need to register my Realtor on my first visit to a builder?

Yes, and it matters. Most builders require your agent to register or accompany you on the first visit for that agent to represent you on the purchase. Register me before or at your first stop so your representation is protected at no cost to you.
