I pulled the August 2026 closing numbers for the valley this week, and I want you to have them straight from the source. Everything below comes from the MLS closed sales for August 2026, not from headlines.
This is the first month of this report, so the month-over-month comparisons begin next month.
LAS VEGAS Single-family homes: limited data this month (no closed sales recorded for August 2026), so I am not quoting a median. 0 active listings right now. Condos: median sale price $205,000; 147 homes closed; median 35 days on market; 935 active listings right now. Townhomes: median sale price $335,000; 155 homes closed; median 33 days on market; 800 active listings right now.
HENDERSON Single-family homes: limited data this month (no closed sales recorded for August 2026), so I am not quoting a median. 0 active listings right now. Condos: median sale price $271,500; 24 homes closed; median 68 days on market; 157 active listings right now. WHAT'S HAPPENING AROUND VEGAS Hey there,
Before I get into the numbers, I wanted to share a few things happening around the valley this month, the kind of stuff that reminds me why I love calling Las Vegas home.
Allegiant Stadium is buzzing again with football season creeping in. The Raiders host the 49ers in preseason play on August 27th, so if you've got a household of football fans, that's worth circling on the calendar. And if concerts are more your speed, the Strip is not slowing down one bit this month, with AC/DC kicking things off on August 1st and Guns N' Roses bringing the Black Crowes along for the ride on August 22nd.
On the community side, Henderson's giving back in a big way. The 13th annual Strikes for Scholarships bowling tournament rolls out on August 23rd, benefiting the Hospitality Charitable Foundation, and it's entirely student-planned, which I think says a lot about the next generation coming up in this valley.
It's a good reminder that even in the heat of an August in Vegas, there's always a reason to get out, connect with neighbors, and enjoy the community you're a part of.
